Why an EC alone is not enough for due diligence
The EC is essential but incomplete. Here is what it misses and which documents fill the gaps.

Many buyers stop at the EC and feel safe. But the EC only shows registered transactions — several important risks live outside it.
What the EC misses
Unregistered arrangements, tenancy and cultivation entries, boundary and extent issues, tax arrears, and pending litigation are not captured by an EC.
Fill the gaps
Combine the EC with the RTC/mutation chain, Khata and tax records, the survey sketch, and — where warranted — a title check and legal opinion.
