Buying agricultural land involves everything a normal purchase does, plus checks specific to farm land — classification, water, access and any use restrictions.

Title and records

Verify the RTC, historical RTC, mutation chain, EC and the survey sketch. Confirm the owner, extent and an unbroken chain of title.

Land-specific checks

Confirm the land classification (dry/wet/garden), water source, access road, and whether any conversion or use restriction applies. Check for tenant entries or government claims in the remarks.

Documents & details checklist

  • RTC (current + historical) and mutation extracts
  • 30-year Encumbrance Certificate
  • Survey sketch / Tippani and Akarbandh
  • Tax receipts and any conversion order
