Phodi is the process by which the survey department sub-divides a single survey number into two or more separately measured parcels, each with its own sketch and records.

When phodi is needed

After a partition among family members, after selling a portion of a larger holding, or whenever a share must become an independent, marketable parcel.

What phodi produces

New sub-division numbers (hissas), fresh measured sketches for each parcel, and updated records so each owner holds a distinct, defined piece of land.

Can I sell before phodi?

You can sell an undivided share, but buyers usually prefer a phodi-ed, separately measured parcel. Completing phodi improves clarity and value.
