The Tippani is the official survey sketch maintained by the Department of Survey Settlement and Land Records for each survey number. A Tippani copy is often needed for boundary confirmation, sub-division and dispute resolution.
What the Tippani records
The measured outline of the survey number, dimensions of each boundary line, the total area, and references to adjoining survey numbers.
When to get one
Before a private survey, before building near a boundary, when dividing land (phodi), or whenever a buyer wants to confirm the true shape and extent of a parcel.
