A survey sketch is the graphical record of a parcel — its shape, corner-to-corner dimensions and position relative to neighbours. In Karnataka the government sketch for a survey number is the Tippani.

What it shows

Boundaries and their measurements, the area, and the adjoining survey numbers on each side. It turns an abstract survey number into a picture of the actual plot.

Why it matters

Two parcels with the same area can be very different shapes. The sketch reveals frontage, access and whether the land is regular or awkwardly shaped — all of which affect value and use.
