A private land survey is a measurement of a specific parcel carried out by a licensed private surveyor at the owner’s request, rather than by the government during a settlement. It is commonly used to confirm boundaries, extent and physical possession before a purchase, sale or dispute.
What a private survey establishes
The surveyor locates the parcel using the survey number and the government sketch (Tippani/Akarbandh), then physically measures the boundaries on the ground. The output is a measured sketch showing dimensions, area and the position relative to adjoining survey numbers.
Where it helps
Private surveys are useful when you suspect encroachment, when the fence line and records disagree, before constructing a compound wall, or to split a larger holding. They give you an independent, current picture of what you actually hold.
What it is not
A private survey does not, by itself, change the official record. To make a boundary or sub-division official you still need the government process (for example a phodi/durasthi through the survey department). Treat the private survey as evidence and a planning tool.
