A mutation (MR) record documents a change of ownership in the revenue records — after a sale, inheritance, gift or partition. The sequence of mutations forms the ownership chain of a parcel.

What a mutation entry shows

The MR number, the nature of the transfer, the parties involved, the date, and a reference to the deed or order that caused the change.

Why the chain matters

A clean, unbroken chain of mutations from an original holder to the current seller is strong evidence of good title. A gap or a disputed mutation is a warning sign.
