A release (or relinquishment) deed is used when a co-owner gives up their share in a jointly owned property in favour of the other co-owners.

When it is used

Typically among family co-owners — for example, when one heir relinquishes their share of inherited property to siblings. It applies to existing co-owners, not outside buyers.

How it differs

Unlike a sale (to anyone, for a price) or a gift (to anyone, without price), a release operates between co-owners and clarifies who holds the combined share.
