Title verification is about proving the seller owns what they claim, free of clouds. Work through this checklist before any advance changes hands.

Ownership and chain

Confirm the current owner via RTC/Khata, then trace the chain through mutation records and the 30-year EC back to an original holder.

Encumbrances and use

Check for unreleased mortgages, tax arrears, tenancy/government entries, land classification and any conversion requirements.

Documents & details checklist

  • RTC (current + historical)
  • Mutation (MR) extracts — full chain
  • 30-year Encumbrance Certificate
  • Khata extract (A-Khata preferred)
  • Property tax receipts (no arrears)
  • Survey sketch / Tippani
  • Conversion order, if non-agricultural use
