How property mutation (MR) works in Karnataka

What is mutation?

Mutation (MR) is the process of updating the revenue records so the RTC reflects the new owner after a sale, inheritance or gift. Registration transfers title; mutation updates the government's land record.

When is it needed?

• After buying agricultural land
• After inheritance or a will
• After a gift or partition

The process

1. Submit an application with the registered sale deed to the Village Accountant.
2. The change is recorded as an MR number and notices are issued to interested parties.
3. After the objection period, the Tahsildar approves and the RTC is updated.

Why it matters

If mutation is incomplete, the RTC still shows the previous owner — a major red flag in any purchase. Always confirm the latest mutation is closed in your name.
