Private survey versus government survey

Both measure land, but only one updates the official record. Understand who conducts each, what they produce and when you need which.

People often use “private survey” and “government survey” interchangeably, but they serve different purposes. Knowing the difference prevents wasted money and false confidence about your boundaries.

Government survey

Conducted by the Department of Survey Settlement and Land Records. It is the basis of official records like the Tippani, Akarbandh and RTC extent. Changes such as sub-division (phodi) or correction (durasthi) done through the department update the official record and are reflected in future documents.

Private survey

Commissioned by an owner from a licensed surveyor for their own clarity — for example before buying, building or raising a dispute. It produces a measured sketch but does not update government records on its own.

Which do you need?

Use a private survey to check reality quickly and privately. Use the government process when you need the change to be official and reflected in records that banks, buyers and courts rely on.

• Assuming a private survey automatically changes the RTC extent — it does not
• Skipping the official phodi after physically dividing land among family
• Relying on a decades-old sketch instead of a fresh measurement
