Registering the sale deed is not the end. Mutation is what updates the RTC to your name. Here is the step-by-step.

Registration of the sale deed transfers legal title, but the revenue record (RTC) still shows the old owner until mutation is completed. Buyers who skip mutation create problems for their own future sale.

The steps

Apply for mutation with the registered sale deed at the concerned office. An MR number is generated and notices are issued to interested parties. After the objection period, the Tahsildar approves and the RTC is updated to the new owner.

Timelines vary by office and whether objections are raised. Follow up until the mutation is approved and the RTC reflects your name.
