How to verify a survey number
A survey number ties every land record together. Here is how to confirm it is genuine and matches the parcel on the ground.

The survey number is the key that links the RTC, Tippani, Akarbandh and mutation records. Verifying it early prevents ordering the wrong records or buying the wrong parcel.
Cross-check the records
Confirm the same survey number (with hissa) appears consistently on the RTC, the sale deed and the mutation records, and that the owner and extent match across all of them.
Match it to the ground
Use the Tippani and, if needed, a private survey to confirm the survey number corresponds to the physical parcel and its boundaries.

Frequently asked questions
What if the survey number was sub-divided?
Look for the hissa (e.g., 42/1). Sub-division may also involve a phodi entry — confirm the current record reflects it.
