How to handle a survey-number mismatch

When the survey number differs across documents, stop and investigate. Here is how to diagnose and fix a mismatch.

A survey number that differs between the RTC, the deed and the mutation records is a red flag. It can be a simple clerical error — or a sign of a deeper problem.

Identify the source

Compare the survey number and hissa across the RTC, sale deed, mutation extracts and tax records. Note exactly where the mismatch appears.

Distinguish error from red flag

A typo in one document is fixable through correction (durasthi). But a genuinely different parcel, or a number that does not exist, calls for caution before proceeding.

Common mistakes to avoid

  • Proceeding with a purchase despite an unexplained mismatch
  • Accepting a seller’s verbal explanation without record correction

Frequently asked questions

Should I complete the sale with a mismatch?

No — resolve or correct it first. A qualified professional can advise whether it is clerical or substantive.
