How to examine an Encumbrance Certificate

An EC is only useful if you read it properly. The goal is to reconstruct the chain of ownership and spot anything that clouds the title.
Trace the chain
Follow each entry in date order and confirm ownership passed logically from one holder to the next, ending with your seller.
Spot the warnings
Watch for an active (unreleased) mortgage, multiple quick sales of the same property, or a gap where an expected transfer is missing.
