How sale-deed registration works in Karnataka

From drafting to the Sub-Registrar’s signature, here is the sale-deed registration process step by step.

Registering a sale deed makes the transfer of ownership legally effective and part of the public record. The process runs through the Sub-Registrar’s office on the Kaveri system.

Draft and value

The sale deed is drafted with the correct parties, schedule of property and consideration. Stamp duty is calculated on the higher of the transaction value or the guidance value.

Registration

Both parties appear at the Sub-Registrar’s office with witnesses and documents. Biometrics/photographs are captured, the deed is executed and registered, and a registered copy is issued.

After registration

Apply for mutation to update the RTC/Khata to the buyer’s name — registration alone does not update the revenue record.
