Inherited land needs the right succession documents before it can be sold or divided. Here is the typical path.

When an owner dies, their land passes to the legal heirs — but the records do not update automatically. Specific documents and steps are needed before heirs can deal with the property.
Establish the heirs
A death certificate and legal-heir/succession documentation identify who inherits. Where there is a will, probate may be relevant; without one, succession follows the applicable law.
Update the records
Apply for mutation on the basis of inheritance so the RTC/Khata reflect the heirs. For division among heirs, follow with a partition deed and phodi.
