Hissa and phodi explained

When a survey number is divided among owners, two related ideas appear: the hissa (the share) and the phodi (the sub-division process that gives each share its own record).

Hissa

A hissa is a portion of a survey number, written like 42/1, 42/2. It identifies a specific owner’s share within the larger number.

Phodi

Phodi is the survey-department process of formally sub-dividing a survey number so each hissa gets its own measured sketch and record. Until phodi is complete, shares may exist only on paper, not as separately surveyed parcels.

Common mistakes to avoid

  • Buying a “hissa” that has not been formally phodi-ed and measured
  • Assuming equal area for each hissa without checking the sketch
