For non-agricultural properties in rural areas, Gram Panchayat records (issued through E-Swathu) are central to ownership and tax. Buyers should collect and verify them carefully.

Key records

Form 9 and Form 11 (property register extracts) record the property and its holder for panchayat purposes, along with tax demand/collection records.

Cross-check

Confirm the holder, property description and extent match the deed and any survey records, and that tax is paid up to date.
