A gift deed transfers ownership of property voluntarily and without payment, commonly between family members. Like a sale deed, it must be executed and registered to be effective.

A clear description of the property, the donor’s free consent, acceptance by the donee during the donor’s lifetime, and registration at the Sub-Registrar’s office.

After the gift

Apply for mutation to update the revenue record to the donee’s name, just as with a sale.
