A-Khata vs B-Khata: what is the difference?

What is a Khata?

A Khata is an account that records a property's details for tax purposes with the municipal body (BBMP, City Corporation or Gram Panchayat). It is *not* a title document, but it is required for many approvals.

A-Khata

  • Property is fully legal and compliant
  • Eligible for bank loans, building plan approval and trade licences
  • Higher and more stable resale value

B-Khata

  • Recorded in a separate B-register for properties with deviations or pending regularisation
  • Generally not eligible for loans or building approvals
  • Can often be converted to A-Khata after paying betterment charges and regularising

Bottom line

Always ask for the Khata Extract and confirm whether it is A or B before committing.
